Last prime office still available in Glasgow under offer


One of the floors at the Capella development is currently up for offer, which is pretty much the prime Glasgow office market availablility, according to property agent Cushman & Wakefield.

The storey is composed of 11,000 sq ft that includes big floor plates and a few other shared office spaces with an additional 118,489 sq ft of Grade A prime office space in addition to the Capella 116,978 sq ft is slated to be completed within the G1 development at the Copenhagen Building and George Square on Hope Street.

After this development is finished there will be no more Grade A Glasgow office space sites reaching completion in the year of 2012 which creates a unique opportunity for tenants who are looking to secure a bargain space at about £26 per sq ft.

At the moment Cushman & Wakefield are completing their rounds encouraging tenants to move now before the window of opportunity closes, because soon the availability of prime office space will decrease creating much higher rents.

The latest brief by C&W described 2010 as a period in which the market stabilizes but without much growth taking special care to note that the worst seems to have passed within the Glasgow and Edinburgh office markets.

While there may not be much growth in these areas, Aberdeen is said to be a prime office market at the moment with consultant FG Burnett reporting a good level of activity within the office market. The consultancy agency also stated that the increase in activity has in turn created more optimism, which shows recovery is under way.
